The VA Loan Process

What does VA mean?

A VA loan is a type of mortgage loan that is granted by the United States Department of Veteran Affairs. This loan helps veterans to buy a home with no down payment and supplies these eligible veterans with home financing.


You may be eligible for a VA Home Loan if you meet one or more of the following conditions:

•IF you have served 90 consecutive days of active service during wartime

OR you have served 181 days of active service during peacetime

OR you have more than 6 years of service in the National Guard or Reserves

OR you are the spouse of a service member who has died in the line of duty or as a result of a service-related disability

Minimum Down Payment Requirement: 0%

Minimum Credit Score Requirement: Varies between lenders

Funding Fee: varies from 1.25% - 3.3% of the loan amount

VA Appraisals and Inspections

These appraisals are intended to protect the buyer from purchasing a home that isn't safe or sanitary, as well as demonstrating the fair market value. Inspections, such as a roof, pest, and whole house inspection, are strongly encouraged to examine the property's conditions.

Buying and Selling Your Home

If a buyer is looking to sell their home that is currently on a VA loan program and is looking to buy a home using a VA loan, the home they currently have must sell first before owning another home. There can be overlap in escrows, but the current home must sell first.
