Most buyers look online for their next home. This means that the photos need to have lasting first impressions... modern furniture and tastefully done staging help to leave those impressions!
IT MAXIMIZES THE SPACE & HELPS VISUALIZATION
Buyers sometimes have a very hard time imagining how they would lay out their furniture in the space, especially for a very large or very small space. Staging takes out the guessing and helps them visualize their own furniture in the home. It also allows the buyers to see how a space could be used for a number of different ways.
CAN LEAD TO HIGHER OFFERS
Staged homes typically get more attention and have a higher potential for a multiple offer situation. According to the National Association of Realtors Profile of Home Staging, 29 percent of sellers saw an increase of 1-5% in value; 21 percent saw an increase of 8-10% in value; and 5 percent saw an increase of 11-15%.
Furniture in the home comes across as if someone is living there to people looking at photos online. If the property looks occupied, there is less of a chance of someone breaking in.
HOW I INCORPORATE STAGING IN MY BUSINESS
I truly believe staging is important and allows the seller to reach top dollar for their home, so I incorporate it into my business by offering my sellers a few different staging options. I have a packet that outlines how staged their home could be- from small item staging to full house staging.
I also offer a consultation if my seller's are still living in the home. I walk through the home with them and go over how to make the home "market ready"!
