With the buyer demand still strong, less competition, an expected appreciation, the desire to be in a home before the holidays, and buyers having the ability to take advantage of end-of-year sales, selling a home in Autumn could be your best bet!
Buyer Demand is Still Strong
Last month in Yolo County, the average days on market was 37 for single family homes. This is similar to the national average of 31 days on the market. Buyers are still competing for the available listings and know they have to move fast due to the days on market being relatively low. An article from one of my favorite real estate sources states: "New research shows that 66% of millennials who currently rent are determined to buy a home! Seventy-three percent of those surveyed by Pulsenomics plan to buy a home in the next five years, with 40% planning to do so within the next two years!"
There is a housing shortage in the United States, and California cities have the lowest housing inventory numbers. One of the main factors to the California housing shortage is the lack of new construction. The homes that are currently on the market have less competition due to the lack of housing in our state.
An Expected Appreciation
According to CoreLogic, houses are expected to appreciate by 5.4% over the next year. With this expectation, it would wind up costing you money to wait to buy and there potentially could never be a better time to move up!
Move Before The Holidays
Not only would buying in the fall allow yourself to get settled into your new home and host Christmas and New Years, but you would miss the peak moving season (Spring and Summer). During peak season moving companies often run into delays, so buying in Autumn lowers those chances of moving company issues.
If you know you want to move into a fixer to renovate to your own style and upgrade appliances, moving during the time of Black Friday sales, may save you a ton of money! October sales are known for gardening supplies and lawn mowers, whereas November sales are known for appliances and cooking items.
